A feasibility study was undertaken for a residential scheme in New Malden comprising 110 apartments across two buildings, arranged around a landscaped podium courtyard with private rooftop gardens. The concept explored block heights of 6–8 storeys, provision of dual aspect apartments, and maximising daylight, sunlight, and usable amenity space in line with the London Plan 2021.
The design process involved early engagement with the LPA and Design Review Panel at pre-application stage. Due to the site’s low Public Transport Accessibility Level (PTAL), options for below-podium parking were also incorporated to balance amenity and landscaping needs. However, the scheme did not progress beyond the pre-application stage and remained at concept design level
