Located on a prominent gateway route into the city centre from the M6, the site comprises an existing eight-storey building linked by bridge to the NCP car park, with part of the third floor within the adjacent Holiday Inn Express tower. The project involved reconfiguring the internal layout to create a 161-room aparthotel with ground-floor amenities, adding a two-storey lightweight extension, and undertaking a full external re-cladding to meet the latest Building Regulations.

Key challenges included retaining and adapting the existing structure, carefully managing interfaces with neighbouring properties such as the Holiday Inn Express and PureGym, and addressing partially completed works left by a former contractor who entered administration prior to the COVID-19 pandemic.
